How is my property tax bill actually calculated?+

Property tax is generally the property's assessed value multiplied by the local tax rate (often called a mill rate or millage), and the assessed value may differ from market value depending on your jurisdiction's assessment practices and any caps or exemptions. This calculator applies the rate you enter to the value you provide.

Why is my assessed value different from what I think my home is worth?+

Many jurisdictions assess property below full market value, use a fixed assessment ratio, or cap annual increases regardless of market appreciation — so assessed value can lag behind, or occasionally exceed, actual market value. Check your local assessor's methodology rather than assuming assessed value equals market value.

What's the difference between the tax rate and the mill rate?+

A mill rate is expressed as dollars of tax per $1,000 of assessed value (a mill = 1/1000), while a straightforward percentage tax rate is dollars per $100. Make sure you enter the figure in the format the calculator expects, since mixing them up produces a result off by a factor of 10.

Why did my property tax estimate jump even though the tax rate didn't change?+

Property tax bills usually rise when the assessed value is reassessed upward, which commonly happens after a sale, a permitted renovation, or a periodic county-wide reassessment cycle — independent of any change in the tax rate itself.

Are homestead exemptions or other reductions included in this estimate?+

This calculator applies a straightforward rate-times-value calculation and generally does not automatically apply exemptions like homestead, senior, or veteran reductions, which vary by state and county. Subtract any exemption amount from your assessed value before entering it if you want a more accurate estimate.
