Beyond comparing asking prices, it's a quick sanity check in underwriting: if a property's price per square metre is far outside the range of recent comparable sales in the area, that's a signal to dig into why — condition, location micro-factors, or an overpriced listing. It's a screening tool, not a substitute for a full appraisal.
Why can two properties with the same price per square metre be very different investments?+
Price per square metre says nothing about income potential, condition, layout efficiency, or land value versus building value. A renovated income property and a distressed shell can share the same price per square metre while representing completely different risk and return profiles.
Should land value be separated out before comparing price per square metre across properties?+
Ideally yes, especially when comparing a small lot with a large building against a large lot with a small building, since land and structure often follow different value drivers. Where land value differs significantly between comparables, price per square metre of building alone can be misleading without adjustment.
How does the choice of measurement standard affect this comparison?+
Comparing a property measured on gross floor area against one measured on net internal area will distort the comparison even if both are priced fairly, since the denominators aren't equivalent. Always confirm which measurement convention each comparable and the subject property use before drawing conclusions.

It works best within the same property type and general location — comparing a suburban single-family home to a downtown condo per square metre mixes markets with different demand drivers and will not produce a meaningful benchmark. Keep comparisons within a consistent submarket and property type for the number to mean anything.
